I agree with all of the benefits you just mentioned and think that modular building has the capability to completely disrupt real estate investment/development. It allows you to plop a unit on a slab foundation and start cash flowing really quickly. The installation can take less than a week, and in many cases the projects are cheaper and higher quality then traditional stick built structures. The only issue is the ease of access and process (get plans, compare builders/manufacturers, understand process of site prep and permitting).

I’m a student at Syracuse University and I’m building a startup that will address those issues and make modular accessible to more people. I love seeing that people are understanding the benefits of this type of building & and it inspires/pushes me to work even harder.

Started interning in NYC CRE a few weeks after I turned 16. Looking to invest in student rentals as soon as I turn 18 — being a minor makes it tough to buy RE, especially in my state!!

Also in the process of creating a real estate based tech startup, but I need to wait for funding on that one too.

Hi BP,

I've been seeing alot of news on massive Build To Rent investment funds and developments. For example, Toll Brothers recently announced a $60 million investment in a joint venture focused on BTR.

I'm wondering if any smaller investors have had experience with this style of investing (SFRs and smaller multifamily?). I'd love to hear your experiences & opinions.

@Nick Rutkowski I'd like to start out with Student Rentals (high cash-flow, and I feel like they're a better fit for those markets) targeting Syracuse University in the UniHill and Westcott areas & the big Rochester colleges in the 19th ward. I'll probably be spending this year researching and getting a feel for the markets. I do agree with you, NC is a better option for long term. As I build capital, I'll be looking at NC a lot more for good deals on Long-Term multi unit.

Hi BP!

My name is James LePage, and I'm looking to begin investing in Upstate NY (Rochester or Syracuse) Student rentals in 2020-2021. I'm beginning college (at Syracuse University) this fall, and my family is moving to Charlotte, NC, giving me the unique opportunity to choose my residency (either in NY or NC). 

My question is: Are their any real estate investment benefits (like deductions, financing availability or write-offs) to investing in NY while having in state citizenship? Would it be better to have an out of state citizenship?
