Hi everyone,

I’m about to buy my first property using a conventional loan but the bank said there is a 12 month seasoning period before it can be used as a rental. I plan on having the renovations done in under 3 months and really don’t want to just let it sit for 9+ moment when it could be making money. Has anyone ever renting during the first year on a conventional loan or have an recommendations? Any input is helpful. Thank u

@Aaron K. So say projected rent in the area is $1000/m for the condo, do you simply add HOA fee to that? Or would that estimate be already including that? Thanks for the help.

Asking those with experience with condo/apartment rentals. Do you typically include the HOA fee in the monthly rent or make it the responsibility of the tenant to pay it separately? Any pros/cons of either way?

Hello everybody, I have a potential rental property that is sitting on just over 2.5 acres most of which is wooded land. How do I go about finding if I’m able to zone this into separate properties to sell separately? Any advice helps! Thank you

Does anyone one have experience with or know of a reputable hard money lender near Delaware? Have not been able to find many located in my state or that will lend here.

Anyone have any good sites or contacts for finding foreclosures or pre-foreclosures? Also have you find any strategies to be most successful in finding deals before they go to foreclosure? Thanks for the help
