Hey Ariel,

First I want to say thank you for your response to my posting, and thank you for the congrats! I believe hard money lending is my first option, and I do not want to wait years to start investing in real estate. Yes, I will definitely take advantage of the MLS and look for deals day and night.

That is great HMLs provide resources! I did not know that. That would be great if you could make an introduction for me. I just want to build relationships and earn my trust. And just so I can have an idea, knowing the interest rates, points, and down payment amounts would help me a lot to have an idea of getting started.

Can you explain more about the commercial financing? A good idea would be to get an FHA loan and invest then rent out a multi unit property, while living in it like you said, and after that I should start buying commercial properties? What do you mean when you said I can get a gift for closing costs and I could go with a 97% home ready product?

So you work with commercial financing? My credit has gotten down to the high 400's, but due to lots of smaller debt collections which can be paid off over time (less than 2 years). What about hard money lenders? Do you recommend those?

Hi, 

My name is James Brown and I am new to real estate investing. I live in Michigan. I guess this is me reaching out for some help/advice. I previously just got licensed as a real estate agent. My credit is not so good (due to not being smart with my money in my 20's), but this is me starting over in my life, career/financially. I am looking for someone who can help me fund a deal. I would like to build a relationship with a lender, prove my worth. I will do whatever it takes, I just would like some advice and help.
