Question: what have you done to prevent your first experience from happening again? Anyone can "manage" a rental, but few can manage them well. It's only a good experience if you can stop the bleeding and produce a return.


 Appreciate the info and I will check out Build Your Team (new to BiggerPockets).  On your question there are a couple of thoughts:  1) I will not rent to family again.  I don't like mixing them in business and learned the hard way when they destroyed my house, 2) Keep constant finger on the pulse of what is going on in the property and 3) do my homework beforehand - they had a history of not treating things well.  

Bottom line - I let my wife convince me that it was a good idea and my gut told me "NO!".  I convinced myself to overlook my gut to get into rental properties.  We did fix it and then sold it for a surprisingly high price during the top of the market about 2 years ago in Minneapolis but in the end, probably broke even after all the repairs.

I live in Minneapoils so that would most likely be the appropriate first location?  I've read you should focus where you reside but am not opposed to other markets and/or partnering if appropriate.  And I believe the right market would be single-family homes or duplexes to turn into rental properties. I believe that with the cost of purchase for homes becoming more difficult for a larger portion of the US population, there will be (and is) a greater demand for rentals.  Thoughts?
