I've recently been looking at possibly getting into wholesaling but am afraid I may not know enough and am hesitant without a guide. Several years ago I worked with an investor in Arizona. I would find properties based on criteria he gave me. The ones he expressed interest in we would go look at together. He would let me know whether to make an offer or not and I would negotiate the deal and get it under contract. I would get $5000 per deal. I would generally get one or 2 deals per month.I also negotiated options for another investment group. They actually provided the leads and I would negotiate with the seller until I found their bottom line price. If it met the investors paramaters then I would sell the seller on an option contract and my cut was 25% of the profit once the property was sold. That one didn't work out to well no fault of mine. 

Also Im moving to texas in 2 years so that's another market down the road.
