The MLS of Illinois is not comprehensive as far as NWI is concerned. I would suggest a separate

I have a great flip property coming to market in Glen Ellyn blocks from downtown and just a block from Sunset Park. I will be listing it in the mls within a week. Price will be 369k with an ARV in the low 500s (489k being super conservative I believe). Property only needs cosmetics, mechanicals updated, and some exterior work (for the most part). Did you ever make any investments?  It is much easier to invest in your own 'backyard' than in other parts of the country, especially as a new investor.  

Nothing beats being able to hop in your car, take a short drive and put 'eyeballs' on your investment.  

People spend so much time chasing deals in other markets.

There are deals to be had in this market!

When I think about deals I think of two different "Forces" affecting the market.  You have macro  forces that you cannot control but can be aware of (ie, economic cycles, housing crashes, etc.) but what most people almost always forget about is the other market force.  The Personal Force.  These are the opportunities created due to changes in family situations, marriages and divorces, job losses and gains (on an individual level) and so on and so forth.  These are where the real deals are to be had in any marketplace. 

Deals can be found due to 'Personal Forces' in any market.

I would suggest that you pick a specfic area and become a SME, subject matter expert.  Learn that area like the back of your hand and make that your 'stomping grounds'.  

Millions can be made from investing in only a few blocks of properties!!!

Typically in BRRRR if you do not have the cash upfront to purchase the property outright, you would use Hard Money for the acquisiton and the Cash Out Refi would be your exit strategy. That would put long term (affordable) financing into place that would effectively allow you to generate the cash flow once the property is rented.

If that does not make sense let me know.  The beautiful thing about successfully implementing this stratey is that someone with a little bit of cash could use it over and over again to build a nice rental portfolio!  That is exactly what I am doing!

@Scott McCarty  Did you ever close on this deal?  That seems like a lot of work for a rehab project unless you have a lot of experience.   Thanks for the update!
