I agree with everything that has been posted. However when my tenants move out I will also use the Mayistay APP and let my fellow owners and landlords know what I thought of the tenants. Yes. we finally have an APP that lets us provide a rating for the renters. It's completely legal, very simple but powerful. Provides first-hand recommendations of the renters historical renting behavior.

What does the past landlords say? What is their previous rental history like?
I suggest using a service like Mayistay. It's difficult to see how a tenant will be after screened and signing a lease. However, a lot of concerns can be mitigated with looking at their past rental behavior in a lot of different settings. Most, if not all screening tools do not include a comprehensive rental screening with a renters prior rental rating like Mayistay.

However, a lot of concerns can be mitigated with looking at their past rental behavior in a lot of different settings. Renting to section 8 you really have to be careful. The government will pay on time all the time once it is set up completely. However renting to the wrong section 8 tenant can cause you BIG TIME.

I stand corrected. I do run a check on any occupant on the lease over 18 years old.  I have had single women rent the place and then bring in their deadbeat boyfriends as live in until they are caught.

I think it is very important to get the actual rental history of the prospective tenant before renting out the property.

You have to be careful here. You must have objective rationale for turning them down. It helps if you have verifiable past landlord references.
