@Andy Pham hey Andy,

I will be looking at about $400-500 in cash flow a month and will managing this myself. I really wanted to get hands on and learn how the process works before I get property manager involved.should be a great learning process but didn't know what people thought of low cash flow until I refi.

What does the area and neighborhood look like? Are you planning on keeping it for a whole or what's your plan with it?

Thanks for getting back to me. My plan is long term hold with long term tenants. Area should appreciate and in a really nice neighborhood next to good schools

I just purchased a duplex in Louisville, Ohio and close soon. I am 25 years old and this is my first investment property. Would you advise a young person like myself to do something like this? 

purchase price 290,000 at 7.35 rate

Can get about 2500-2600 a month in rent.

Hello, 

I was just told that I cannot owner occupy a duplex because I bought a home in Oct 2024. Now I'm having to look at 25% investor loan.

is there any way to get a loan on investment property for less than 25% down?

Hello,

New investor here. 25 years old and Ive learned so much in the past year from watching bigger pockets. Looking for some guidance on setting up an LLC or trust for a duplex that I am in the process of purchasing. I am owner occupying this unit so I didn't know if there was a problem with putting property in LLC. I close 3/21 and would appreciate any insight that someone has.

I plan to move out of my house and have that rented too. Should that be a seperate LLC?
