Hmm. Maybe you could negotiate him keeping a couple extra months rent after you purchase property? Then you wouldn't have to come up with as much money.

Is there a specific reason you'r thinking about the 1031 instead of just keeping the 4 sfr and cash out refinancing them to purchase the apartment building? 

I'm a newbie still when it comes to real estate but if I was looking to buy in an area other than where I lived it would probably be a rental friendly condo near a popular tourist destination. I would then look for a reputable property management company or I know some condo complexes even offer to help with renting your place out and cleaning up after guests leave. Come to think of it I stayed in a place like this on my honeymoon in the smoky mountains. I just walked into the office there and asked if they had anything available and they rented me the place place for $200 a night for a couple nights. It looked like a really nice private hotel from the road but turns out it was actually someones condo they were letting the place rent out. I bet they made a killing there.

Also I just thought of if you have family in other areas / states that you visit often you could look there or have them be on the look out for any good deals.

Hey Jeremy. I just joined BiggerPockets as well and am moving with my wife and daughter to the air force base there in Panama City FL. We are going to be buying our first house there but I also want to get serious about investing in real estate. I've been in the AF a little over 5 years and have thrown away a bunch of $$ in rent. Well NEVER again because I want people paying me the rent money lol. It would be great if I could work for myself eventually.

I am also from the Panama City area. I just joined the forum. My goal is about the same as your's. I would love to use real estate to be able to quit my job and work for myself.

Hello BiggerPockets community. My name is Taylor. I'm 25 years young located in Panama City FL. I work as an aircraft mechanic. I grew up in the southwest part of TN. I worked in Virginia briefly before moving to the PCB area where I live now with my beautiful wife and daughter. My goal is to make real estate work for me. Eventually i would love to quit my job and have everything run itself. 

Side note: if anyone lives near by who would honestly like to take me under their wing I would love to have a mentor.
