@jimcummins, CS a good duplex (2-4) town with the college students. Heard something about a law limiting the number of non-related individuals living together?

The guys above seem more like pros than me so I'd rely on them. I was just in CS last week looking for the same thing. Didn't do too much research (was on a tour with my high school daughter) but I think proximity to campus is much more important there than in "big city" college towns. I'm looking for a duplex within bicycle distance.

@Michael A. Things are going well.  Summer is the best time of year for rental income, obviously.  Hoping to get some traction/repeat customers for next year.

I realize this thread is 2 months old but I have been busy...Just now checking things out again on BP.  I have a short term vacation rental in Port A.  It is in the Sunday Villas complex off 11th street.  These are old 1970's octagonal homes on stilts (nerd alert: technically they are 13 sided and officially called a tridecagon).  My wife, the CPA, says we will most likely not get that much of a true cash flow return but will be able to use it with our family and she likes to add those two numbers together!  Actually looking for a second one in the complex.

Windstorm and flood insurance are very expensive.  I use the property management firm that came with the property.  Very happy with them.  

The top photo is circa 1970's.  No other real development in the area.  The bottom was is current.

Hey y'all.  I closed on a property that I am rehabbing to put back on the short term vacation rental market in Port Aransas, TX.  The property conveyed fully furnished but I am going to upgrade.  What do y'all do with the leftover furniture?  I know of FREE on craigslist and Goodwill.  Just looking for other suggestions...

Does anyone use/recommend a combo accounting and property management software?  Small scope company (1-4 properties currently).  Or do y'all separate the two?
