My tenants moved out and their dog peed on the carpet.  The carpet is still in good shape, other than that. The carpet cleaning company said they could treat it if the carpet was pulled, floors sealed, pad replaced and the carpet laid back down.  So, that's what I've done.  Does the cost of the pad have to be prorated?

i just wanted to confirm this doesn't apply to me. It says it doesn't apply to people that rent 1 unit

i downloaded a form off of rhagp and posted one on her door, one on the main door and I'm mailing one certified letter.  I gave her 90 days. Which is the law in Portland Oregon. I don't think she'll try to fight it, but she's so lazy that I bet she'll still be here in 90 days.

I'm in Portland OR. Around Thanksgiving, my wife's friend wanted to stay with us while she looked for her own place. It was only supposed to be a few weeks. In January, I told her she couldn't stay for free anymore. She payed $500. I told her that I'd give her an official 30 day notice on April 1st and she was to be gone may 1st. Now I find out that Portland requires 90 day notices. So, I need to get her one ASAP. Anyone know what form I should use or have any other advice?
