Hi Michela, I have found a few. The trick in the city is to make your own situations. For example buying an older Bungalow with minimal improvements and adding  a secondary dwelling. Things also seem to have better valuations on the commercial side. Much less Competetion from civil servants!

@Edlen Oira Toronto and the GTA can be really hard to find entry level income producing properties that cash flow well.

I am currently working on building my portfolio in Ottawa and the surrounding capital region. I am also a licensed real estate agent.

It is not my focus, but there are lots of student rental opportunities in Ottawa with two universities and a large college campus.

There are also Lots of opportunity outside the city with properties that cost less and cash flow more.

Hi Joel, 

I’m not actively looking in Hamilton, but always open to ideas and opportunities. Mostly interested in things that cash flow at least 1% of the purchase price monthly. Ideally 2 or more though! Getting harder to find In The heated markets of hamilton and Ottawa though.

Hi Folks, 

I am a new investor from Hamilton Ontario, currently residing in Ottawa Ontario.

I have 2 properties under my belt, A Triplex and a Duplex, and am excited to add more! My grandmother was a realtor for 40 years and just retired, so the business has been close to the family for a long time. My Grandfather was a entrepreneur with fingers in  building/developing/property management/patent trolling/window and door manufacturing...  between the two of my grandparents it has shown me the power of running your own business and real estate. 

My Wife and I moved to Ottawa to allow her to start her career with the Canadian Government and we have been here for almost 4 years. We have a great handle of the city, and my day job allows me to travel to all of the smaller communities surrounding it. If you ever want to meet up for a coffee or beer, I am up for it! Of course the phone works wonders if distance is an issue. 

I am in the process of registering with REMAX Core in Ottawa and will be licensed to hunt for deals on market next week. I have already been able to find several off market opportunities for a few of my friends to get started in this life long journey. 

Looking forward to building wealth, making friends through business and having fun along the way.

Hi Folks, I am looking to refinance my house hacked principal residence. It’s at 3.2% open variable. My last mortgage was 3.6. Why am I seeming rates in the twos when no mortgage broker I have talked to can actually seem to get those rates. I make 78k credit score 830 Wife makes 82 credit score 780 2 conventional mortgages on 1. a triplex that grosses 28k annum ...900/mo mtg 2. Principal residence with secondary suite gross 17.4K annum 1400/MO MTG No debt other then conventional mortgages on two homes. Is it possible to refinance for equity and get a better rate? I know I will pay 3 months interest and lawyer / Apprasial fee.

I am in ottawa and am about to start hunting for my next deal once my refi comes through.   

When I was in hamilton I found a few by talking to my neighbours. There is great value to a person who doesn’t want open houses or people coming through. I’m going to hit my neighbourhood first and maybe a few in Vanier
