I'm wondering about "scouting" a house for a possible purchase. What are things that can be reasonably studied when you have one shot at a look?

Hello people. I'm currently in a phenomenal Mastermind of three people, with one of us about to take a month-long hiatus for a trip to Japan. We've discussed growing the group to 4. We meet at 9 a.m. on Sunday mornings and obviously have all grown by leaps since starting. How can we reasonably add a fourth mind? Would we contact a "moderator" who would recruit to assign us an additional member? Open to discussion. Thanks.
