It is less than one mile from where I live (that's a plus) They have lowered the price, it's been on market about 30 days. I am not trying to low ball. Just trying to make the numbers work. I tried a hard money loan, but they wanted 34k down. I am willing to partner with someone just to get this done. It is a 2/2. Can be a 3/2. Big lot, fence, roof is metal, floors are very good. Mainly cosmetic. I can do rehab. Split profit.

I am having a hard time understanding hard money loans. I can find deals and get rehab done. I need funding. I know a house now that should be an easy flip.

Asking 290k. I want to offer 180k. 20k rehab. ARV 270k Has good roof and tile floors.

Any advice would be GREATLY appreciated.

I'm trying to decide which Marketing System is best. Does any one have any comments on Open Letter/Investor Hub OR REI Upgrade?? What do you do to market?

I am not sure exactly what you need. But in my mind, I am picturing that you need to jack up the porch to have room to up-right the support. Once I used a small car jack and lifted a porch to get it level. With no pic it is hard to know for sure.

Thanks Joe. And, YES, you missed many more.  My question was could someone recommend a CRM. Maybe one they like to use over another. I googled CRM and many, many names came up. Thanks for your list. I am looking for a recommendation. Do you use a CRM?  Which one? Do you like it? Is it expensive?

My 1st time commenting;  I heard Elliott give some sort of formula to figure his rehab cost to see if it is a deal. It was his own little system that he could figure the deal while he was there. I can't find it in show notes. Does anyone remember or know what he said?
