For me this is a simple one. My kids!! I want to be able to give my children every option out there if they wanna attend Harvard I don't want to have to tell them well you worked hard for the grades but daddy can't afford that I want them to have a good Christmas every year a good birthday every year and be able to do any extra curricular activities they want to when I head to see our Lord I don't want to leave them with debt I want to leave them with security

I am by no means an expert I actually haven't even done my first deal yet but I have been doing a ton of research and gaining knowledge before I just jump on a deal the only way to get actual motivated sellers is to put the work in this isn't something you can buy if it's for sell then more than one person is going to have the opportunity to buy it find your area put up some signs say cash for homes or we buy houses send out direct mailers post on Craigslist you have to put the work in to get anything out of it talk to other investors some may not wanna deal with the price range you are working in and will toss you a deal for a small fee as well and most importantly educate yourself on marketing

crooks will find a way to screw over people no matter what the avenue. this is a great way for someone like myself to get into investing. I dont have thousands of dollars sitting in my bank, and have just started learning. it's up to me to educate my self on the proper way to conduct a transaction l. just as it's up to the seller to do the same
