@Mike Dymski you got it! I get the trap the OP has fallen victim to, I once did as well because I consumed way too much social media.

Once I cut that off, got outside, surrounded myself with positive people and consumed materials that were a net positive for me professionally and personally it really didn’t matter much.

It can be amazing how much of our perceived reality is mentally constructed.

I’m still a bit of a newbie with landlording, 2023 will be our second year doing it. Something I have noticed is we tend to occasionally have a tenant who seems to think that rent is due on the first for the prior month.

Despite late fees, constant reminders, etc. they will without fail pay their rent one month late.

Aside from threats to evict, is there a better way to screen tenants like this out ahead of time? It’s a bit of grief to come up short $900 month after month, and proceeding with eviction is new territory for me but might be a necessary ordeal.

Hi!

My wife and I got into buying our first rental properties in 2021 and currently run seven properties we either bought or financed taking advantage of those low interest rates that we had last year.

So far these have been doing well, located in college towns, east to rent out and generating revenue. My question is how do we move to the next level? While my wife is talking about getting to ten units, I want to think bigger as in 600 units, 1200 units, etc.

Is there a good guide on doing this realistically? I’d imagine it involves establishing and raising a fund with various investors?
