Sorry for the late response, but I happen to look at your page and saw that you answered my question. I didn't get a notification for some reason. 

Overall, things sounds fruitful. You don't find many houses in Savannah with basements, if made functional, that is a pretty big selling feature. 

Did the quote from your contractor include materials? If so, how did you guys accurately figure that in to the bid? Did you guys purchase materials out of pocket, or did your contractor make the purchases and you guys simply made payments to your contractor?

 It feels good to get solid information from a fellow investor in the area. No bells and whistles, just info.

Would you give me a bit of insight on the size and scope of some of the development projects you have been involved in, and the type of projects your clients prefer? 

Condominium development is not too far off from multi-family or student housing development. I ask the question because in my market, Coastal Ga., there is opportunity for student housing development. Our city is changing at a pace that is more inviting for students, families, and young professionals wanting to live in a lively urban environment where living, dining, and entertainment is within walking distance. 

If I'm not mistaken, your profile read that you were from the NY area, and it has been proven that dollars from the North go very far here in the South (more bang for your buck).

What type of payment structure do you have arranged with the property management company? On deals like this, do you normally give the current management company the boot? I have read where investors feel they receive the best management service for the property when the management company has a cut of the equity.
