Tim the calculation of $12,000 acquisition was calculated by the BRRRR calculator. The numbers I input for the cost of the loan. It was nowhere near $12,0000 and the algorithm that performs this task was calculated in error.

Year Built: Before 1997 or older (Preference:1975-1997/2000-2002. Price Range: $180,000-$350,000. Cities: Marietta, Alpharetta, Roswell, Kennesaw, Canton, Acworth, Johns Creek, Suwanee, Cumming, Duluth, Woodstock, Buford, Lilburn, Sugar Hill, Lawrenceville, Snellville.

Preferred Counties: Cobb, Gwinnett, Fulton, Forsyth. School Rating: (greatschools.org) Ratings must be 7 or above for Elementary, Middle School & High School. We will consider homes with schools rated slightly below 7 only if the overall numbers are in line with the company's guidelines.

Exit Strategy: Buy and Hold, Close in 10 days, 5-days Due Diligence. Do Not Buy List: Close to or backed-up to major roads, railroad tracks, powerlines, retail shops, pools, or other water sources, cemetery and flood plains.

1-2 bedroom house, no or very little backyard, no garage, no master bathroom, homes with unique layouts, homes with 2nd-floor additions, home with spiral staircases, neighborhoods with slow leasing activity, unsafe areas, low school ratings, no strong smoke or pet odor, homes built prior to the year 1972.
