My understanding is that it is hardwired to the panel, but then your on/off button is mounted on the wall much like a light switch or electrical outlet.

Does anyone have a simple loan contract with a 5 year balloon payment? Want to see an example so I can draft one for possible use of future real estate deals.

My wife and I have 2 rentals in Walhalla, SC, but are NC residents. The largest property tax bill we have is $1350, but the rents are high enough and cash flowing quite well that it is still worth it for us to stay in the game there. My realtor, now close friend, would have more reasons why the 6% would be a non-issue when thinking about investing there. He’s is Seneca. Would be happy to get you two connected. My wife and I just went through this in North Carolina. I am self employed and she is a high school director. Call me to discuss and then I can can also send you some emails we received from our bank. Easier phone call than to write a book on this post.

An investor friend of mine uses Quickbooks which he sends an invoice to the tenant and they have the option to either pay via check or click on credit card payment. Personally I’ve been using Venmo - has been quick, convenient and easy for my 3 rentals/tenants.

I have used a luxury peel and stick vinyl that looks and works great for one of our rentals. We were able to grout it as well. Was skeptical at first, but heard someone in Bigger Pockets used it and thought I would try. Great product (bought it from Lowe’s).
