Hi everyone, 

I am in the process of buying by first rental property and am looking for some contractors to get a work estimate. Does anyone know of good contractors in the bucks county, pa area that are worth contacting. I am particularly looking for contractors in North Wales, PA

When researching an area to invest in do you talk with locally elected officials or public offices? If so, what offices or officials do you talk to?

When you are thinking of whether or not to invest in an area are you only really concerned about cash flow for a rental/buy and hold property? For flips, are you mainly concerned about cost, cost to renovate, and resale price? 

Do you look at other metrics or items when considering an area? Trying to figure out if I am looking at too many metrics (like population growth, median income, schools, crime rate, etc.)

@Liz Faircloth as far as locally, I haven't found anything too close. There is DIG though (Diversified real estate investment group) which I heard was good/nearby, but it's a paid membership group. (https://www.digonline.org/). I recently started going to a group in the city of Philadelphia called "Philadelphia Multifamily Investors"  (https://www.meetup.com/incomepropertiesportfolio-Philadelphia/events/254362029/). It's been helpful, but it can be hit or miss as far as attendance. Sometimes it's 20 people, other times it's 5 people. 

I heard/am attending a good event over in Trenton next week for the meet up "Mercer County Investors - Explore Wealth Creation Strategies". Heard the speaker for this one is pretty good, you might know him :)  Anyway, congrats on the move to New Hope! My wife and I love that area it's beautiful (we are over in Doylestown). If you have time to meet up and discuss real estate please let me know. My wife and I are always looking for a reason to go there.

Hi everyone, I was wondering what are some typical problems/ things you budget for based on the age of the house when renovating. For example, lead paint, asbestos, lead pipes, etc.

I am looking to buy a property directly from a seller, but am unsure of how much time I should leave for due diligence. How much time should I plan for after signing a P&S (purchase and sale) agreement to get an inspection, contractor walk through, and title check done?

Would you say you are seeing a 5-10% decrease in prices during the last quarter of the year? Trying to get a good ball park for my estimate on how much to discount the ARV for worst case scenario.
