I'm sorry but what are "STR"? I'm from St Johns FL and go down there often.

Good morning Hector.

I just finished filtering thru 300 (it seems) properties just like your doing. I live in Jacksonville FL so I also know what you're feeling and going through. The first thing I'd tell you to do is put together a great team. (Property Manager will be key (make sure they are licensed and insured), an investment realtor (they know the neighborhoods in detail) also I have a lender that will go as low as 45K on investment properties. 

I closed on my first Duplex November 15. It is a 4/2 on the bottom and a 4/1 on the top and already has tenants in both and we just renewed their leases for another year. Perfect area for investors! you picked a great spot.

Maybe you and I should talk further.

It went through conventional lending. 25% down.

Hey Ke Nan. 

I tried in Jacksonville but even the experienced investment realtors were telling me "If you can get $300 a month in net income, your doing great!" Here are the numbers on the first house.I must have ran the numbers a hundred times. It came out to $823 in expenses and in the area Section 8 is paying $11400 to $1600 a unit. I love duplexes its always X2. We are going to spend about 20K to bring it up to par but defiantly worth it.

Good morning all,

I'm Jim Bolt and a new investor. I live in Jacksonville FL and Just bought my first Duplex in Ashtabula OH.

I have a licensed Real Estate Agent, Licensed Property Manager and two Lenders (conventional and Hard).

To be honest this is to be my retirement. If i had known about this years ago I would have done it then. 

Any advice, mentorship or direction would be greatly appreciated.
