@Kevin Sobilo good information! 1. In this instance, I chose not to include those since I replaced everything in the home, almost a gut out. 2. I will definitely be putting the sewer utility in my name. Good call out.

First time rehabber here, looking for any helpful information. I used a HML for this project. Purchase price 100k. Estimated rehab about 44k but may be less ( I wanted to be conservative). 12.99% annual interest rate, Originator fee, 2.99 points, closing fees $990. Loan term 6 months.

Thanks I’ll try them instead. Propstream has been giving delayed/old info. Nice features but outdated data.

It is really difficult to get a good deal from a bank, unless you buy with cash, in a quick transaction, don't require an inspection and buy in bulk.

It's much easier to buy properties that have not been on the market.


 How do I find those? Or atleast the ones that are off market but open to sell.

Looking on propstream for vacant for good deals in my area. Is it best to search under bank owned or vacant houses ?

Seems like the bank owned ones are federal national mortgage association (Fannie Mae). 

What’s next step once finding one? skip tracing?

I’ve used propstream which has been decent but not necessarily up to date. I’ll try deal machine and see how it goes. Is freedom skips good to use as well?

Newbie here! I live in a county where there are quite a few decent looking abandoned homes and can never get far finding the owner and trying to find value on MLS is rough! Does anyone know where I can find off market properties to purchase for rentals???
