I've heard yellow papers in direct mail and such associated with wholesaling but is it a common method to find great deals for Buying and Holding? I'm a first time Buyer as a real estate investor and I'm trying to figure out how I'm going to find the best deals out there.

My Wife and I are excited to get started in real estate investing as a team. We currently are deciding between focusing on either Flipping Single Family homes or Buying and Holding. My question is do you think it is essential to get a real estate license to be successful? If so, do you think both me and my wife need one or would one between us suffice?

Thanks Everyone! @Ali Boone me and my wife are currently deciding that but are currently doing a lot of reading before we make a final decision. I think the route we are thinking of going currently is between the buy and hold method and flipping single family homes.

My name is James, I'm 26 years old and a professional musician in the Los Angeles County area. I am married and recently had my first baby 6 months ago. I am really interested in jumping in head first into the real estate investor community. I want the best for my family and that is a strong reason for why I've decided to start moving this direction.
