currently I'm an independent contractor and figured that taking the classes required for the appraiser license on the side wouldn't be too difficult, I just happen to be able to set my own schedule. I guess I'm just looking to get my foot in the door for investing and just searching for a way to add value to myself for 0otential partnerships in the future.

I am a Workers Comp insurance auditor, therefore I work with business owners everyday and it seems that many business owners are looking to sell and get out of the state due to a combination of wage increases, insurance requirements and the general CA work force. Many business owners have stated to me that they cant find good people and that they cant pay them enough to keep them. One guy owned 4 franchise restaurants and explained that 10 years ago he was making close to 700k a year from them, now he says he is barely able to pull off 20k for himself and he is working and managing all 4 of his restaurants personally. Therefore I don't know if the problem is these business owners have been taking advantage of employees by paying good people the lowest wage possible, or if the good employees in CA have all begun to get the certifications needed to get better paying gigs or start their own businesses. I see a large sweeping change of corps leaving CA and small business filling the gaps in the near future.

Thinking of becoming an appraiser to better understand ARV numbers and possibly increase value.

Good afternoon,

I am seriously thinking about becoming a real estate appraiser. You may be thinking, why would any investor or future investor want to do that? I have a BS in Accounting, I am also working towards becoming a CPA. I want to invest in real estate, however after creating my monster of a spreadsheet to analyze potential deals, I am finding that I have no way of knowing what a real after repair value would be. I do not have any background in construction or anything of the like. I just know that I dont trust anyone else ARV numbers...Perhaps I am simply Paranoid...Therefore I am contemplating becoming an appraiser so that I can learn what would really increase or decrease value in potential investments. Does anyone out there have any insight?

Thanks for your post brotha, I too am a vet and my wife is currently in the NAVY. We are hoping to be debt free in the next few years, and then get hot and heavy on finding multi family homes across the country. What would anyone say the biggest hurdle for investing out of state is?

Good Saturday morning to everyone...I have been listening to the podcast and lurking around the site for a few months now...I am an Army veteran, my wife is currently in the Navy..I have my BS in Accounting and am working towards becoming a CPA...Real estate has always be of interest to me, however coming from a family that has never owned anything, I didn't know where to begin...BP has opened my eyes to the fact being that real estate investing is possible for us...I am a sponge right now wanting to learn any and everything...My schedule is flexible, therefore if any investors or anyone in the box would like to have a person that can do some running around for you here and there in the North San Diego County area, hit me up
