Bah, I spoke too soon. Guess who’s either repairing or buying a new washer this week. That’s what I get for saying it’s not a pain or expensive lol

If you can have a traditional setup in the garage and you don't have any issue with the renters having access to your space then I think thats a win.  At least if a washer breaks int he garage you're not worried about it flooding living space.   All of the rentals I have or have had all had washers and dryers and they have caused me occasional time/money but overall they have not been a big pain.  I have had to replace a dryer but I wasn't surprised considering it came with the property when I bought it and it was older and in a different unit I had an issue with a washer but it was a $30 fix.  I had a more expensive repair on a gas stove($100 valve) that was nearly brand new so any repair is luck of the draw.

I received the 30 day notice and found out that they did not pay sept rent and no deposit was given as part of the deal.  The renter told the property manager that they need two more weeks.  I am going to talk to an attorney that specializes in evictions to get the ball rolling now.

I just purchased a new home that will be a live in renovation with the intent to rent it out in a year or two.  I signed on it last week and it was recorded on Friday with the understanding that the current renters would be out by "the end of the month"  I had to stop by to check a couple things out on Friday and nothing has been packed and there were no signs of people moving out.  I figured Sunday was the magic day so I wouldn't sweat it too much but I drove by today and still nothing.  I looked through the living room window and it looks exactly the same as when I walked through during the purchase process.  My long winded intro leads to the question what do I do if the month to month renter doesn't vacate?  They were supposed to have been given notice over a month ago and the place is still packed full of crap and the producer of the lovely cat urine smell was staring at me through the window when I stopped by.
