JON ,sorry i wasn't clear at all ,I have the two people in place that want the houses and that i want to have them.I was kind of forced into retirement last year so wasn't anticipating not being able to show the income needed to do this .But i also thought that having a combined 150,000 Equity that borrowing 65,000 would not be a problem.But the bank loan officer told me that even if both properties were free and clear it would be hard to get a loan just showing 24k per year income. Also noone i know has thatt amount of money. even the ones with 401s have already borrowed against them .But i think worst case is that we wait and continue to improve my BIL credit and increase his savings to put more down.We were trying to get him into the house with 3.5 dwn FHA I jsut hate to see my credit score down there and with all that Equity and not being able to utilize it. AS far as HML i am not sure that would help if i took HM and paid CCD off my DTI would be the same or might be worse depending on there interest i ran it as 18% and it came out a little higher. Like i said above all i see are two walls . I can wait till BIL is able to buy and i can continue to pay down my debt to hopefully be able to REFI .BUT for me to payoff the CCD it will take about 12 months :( I think i will go crazy in two months doing nothing.Thanks again JRV

Tyrus, for the reply.I updated the info except name it seems to be locked in.I didn't realize i didn't have it filled out.MY name is James R Vineyard .:)Well i thought i would be able to refi to get my equity out but because of retirirement and using CCD to rehab i put myself in a position that so far all i have gotten is noway.:( I have people in place that i want to sell to.Just that one is repairing there credit and the other is sending reams of paper work to the underwriter. The plan was for my ex brothernlaw to buy the house we have worked to repair his credit and he has a good job with the city of PHX. But it seems it is going to take at least couple more months before it will work for him .But i am done with all the work on this house and wanted to try to go on to next project. SO my thoughts were to take Equity out and pay off my CCD and start looking for another house.I am talking to Compass bank about a HELOC but am not too excited about the out come. When i am in a corner like this all i can see are too walls.IT has been my exsperience that other can see better solutions to my situation wher all i can see is two walls.

'I NEED financing. HI everyone. This is my story I have a sfr that just apprasied at 140k I have a mortgage at 44k. I have another SFR that is around 107K balance on mort. is 49k FICO of 664 but i racked up 25K CC debt rehabbing the house with an apprasial of 140K . I retired from my city job last year . I can only show 24K per year income. on top of the CC debt the two mort. are 423. and 405 per month thats all the debt i have so my dti i think around 46 .NOW TO the question HELP :) no really i am stuck I was wondering if anyone had any ideas that might work on this situations. I had (have) buyer for the house but they couldn't close so now i want to pay off the credit card debt so my score and my dti will come back up.The other house has an FHA mortgage on it this one is conv. I live in a part of this house and have a family that rents the 4bedroom two bath part. This is all under one roof but it has like a suite added on (permitted) that i live in. The other house is rented but my rents don't count as income so any help is truly appreciated thanks James.
