My questions are: What is the best approach to finding properties that will cash flow when the general rental income for a given area is low relative to the price of properties? I'm assuming you have to buy well below the market value. Which means there may be some elements of a distressed property. Or even foreclosures. Are realtors a good source? FSBO? I would think also that everyone in the business are chasing these same deals. I just want one good property to start with.

I have found that the big banks are hard to deal with on most everything. Even a checking account. I wonder if a smaller mortgage lender might be easier. I have found a good smaller community bank or credit union works better for me. Of course they sell it off to the WF and BOAs afterwards.

Have you determined your Cash on Cash return? From what I am reading, I didn’t see enough info to truly think its a bad deal. It may not be that bad.

I currently looking for a great analysis tool for partnership investing. One that has flexibility to input different property "what if" scenarios, partnership structures, and metrics like, individual CoC returns, etc.
