How is the Raeford NC market? I'm located in Raleigh but ended up coming across some properties in Raeford. If you invest in Raeford I will love to hear about the market.

What is the average down payment when using a hard money lender for a flip? Is it 20% down?

@Jason Hirko After I complete my first few flips I want to start using my money to flip houses while also using a private investor, I have a couple of them in mind like family members but I want to prove to them that I have what it takes so they can feel safe with lending me the money. I will look into partnering with experienced investors, i've been trying to reach out to some of them but haven't heard anything back.

Im very interested in flipping houses, i've been reading books and going to a lot of seminars. My question is does most investors start off with a hard money lender to get the funds for their first couple of flips since they have no experience? Also what was the pros and cons of going through a hard money lender?
