Here's a little tip from what I've learned in owning my first couple rentals.

Have your own cash or a co-signers cash up front to buy one or two rentals to get started and make sure you have good credit. It's very hard to do a no money down deal when you first start out so don't focus on that. Build good relationships with banks and lenders and get them to trust you through your first couple places.

After that, cashflow and properties owned start ramping up! and don't forget to keep learning and reinvesting your cashflow!

good luck!

I would really like to hear some about your take on getting started. I would really first like some tips on examining my market and the best practices for connecting with other real estate investors, lenders, and banks.

Hi Sydney, good luck to you. I dont really know the california market to well, but I will be looking for some hot spots real soon or maybe even some surrounding states as well. We should exchange information and keep in touch.

Thank you @Brandon Turner! Reading your book on Rental Property Investing. It has encouraged me to start taking the steps toward creating a lifestyle of passive income.

Hi, my name is Jamal Wilson. I am a 23 year old new college grad from Los Angeles, CA. I graduated with a Political Science degree from the University of Montana in 2105. I started as a Fullback and defensive tackle at Montana for three years. I am interested in owning and renting properties, so I can have a minimum passive income of100,000/year.

My passion is public service and community organizing. We all know that people do not pick these professions for the money. I am pursuing a profession in public service and I hope to build real estate investments into my business. I want to start early, so that I can learn as much as I can about real estate and minimize mistakes in the later parts of my life.

I hope that this site and the forums can be a beneficial resource for me to connect with other individuals with similar interests and experience. Please feel free to reach out to me anytime.

Best,

Jamal J. Wilson
