Thank you for your responses.  I will follow through with your suggestions.

Has anyone put a lien against a non paying tenant in the Philadelphia area? I have begun the eviction process however its evident this tenant is going to dig her heels in and cling to my property to the very end.  I have heard of landlords placing a lien on a tenant so that if the tenant ever goes to purchase a home down the road they will have to satisfy the lien.  I can't find any information on line of how to start the process.  Any shared information or experience is appreciated.  Thank you
