In my personal opinion many people latch onto W2 income for far longer than necessary. From a viewpoint of maintaining W2 income to qualify for traditional financing I can understand it however when the ball is officially rolling and you have a fair amount of capital in your possession what has prevented you from taking the leap into a more full time and active approach to your investment dealings? To those in the BP community who took the leap what have you been doing since leaving your w2 job to help supplement your lifestyle on top of your investments/flips? (Ex. Becoming a Realtor, Insurance Agent, etc.)

@Josh Oaten - You are absolutely right man. RE is 90% relationship building. Like everything in life, If you don't feed it... it will weaken and fade away.. I figured this out early with my marketing. Its not enough to cast out a fishing pole with a worm at sea.. If you want to play with the whales and sharks you better come with something bigger and more appealing to eat!

Good Afternoon BP Family!

I'm writing this post to give some type of relief as well as a  road map to those getting started in the business of real estate to look back on and relate to others on their first steps towards financial independence. It is from my experience most newbie investors hit a road block due to lack of income, lack of experience or lack of time.. My question to you all is how did you get started with finding and funding  your first rental property/fix & flip, what was your income source at the time and what mental shifts did you experience in the process of climbing to the levels of success that you experience today?

Grant Cardone recently released the a new book titled "How To Create Wealth Investing in Real Estate" I was wondering if anyone here on BP has purchased the book as I am currently awaiting for mine to be mailed out, and if so what takeaways did you get from this book? What stuck out that inspired you to try something new in your own investments?

@Michael Doherty gotcha. In my opinion the quickest way to wealth building is through partnerships. Think about it this way. If you had two or three reliable partners you can go in on deals with rather than saving up that 20% down for a 4 unit property you guys can save up 20% down for a 16-24 unit using eachothers experience,strengths and capital. So what if you was to have to share the profit, if you buy right that will take you to the next level. So in my opinion partner up with someone or use a family member/friend for private money for a Downpayment.
