So what if an unlicensed “wholesaler” continues to do what he/she does. What’re the penalties coming along with it and how does he/she even get caught?

Also, I’ve heard many “wholesalers” work with motivated sellers directly and don’t get anything under contract. But the seller gives the wholesaler the right to market his/her property and if he/she finds a committed buyer, the seller will deal with them directly and cut the “wholesaler” a commission. Would you say this is legal technically?

It’s all about creativity and loopholes at this point.

Hello,

This subject has been stuck with me lately. I see people are saying you can get 100% financing on real estate deals (No Money Down).

Is this really possible? Do hard money lenders really do 100% financing?
