The property also appears to be 1000ft west of a big rail car depot. Some buyers (including myself) would be scared of the noise. Maybe it's influencing the buyers. Your listing also says garage. I wouldn't call that garage; it's shed at best.

Hi thanks the house is a 2  story and Is 1800 sqft It’s really big and There are 2 red sheds you see and there is actually a 2& a half Garage and the area is quiet there is never any noise all the times I’ve been there…And we’re pricing comps …a house Way smaller Just sold In 10 days for $289k

Hi there Everyone I'm back again with a follow up with my previous post …Well It's been 24 days since my last post and We had 2 open houses no showings a price Drop from $335k to $305k and still no showings and It's been a total of 42 days on the market and with a HML I'm beginning to worry as a first time Investor any thoughts or suggestions would be greatly appreciated thank you …the property is 15533 s state 60473 South Holland

So the other 2 parcels can be sold or not?
No they can’t be sold

Thanks for your advice I agree based on the comps I’ve seen were too high …She wants to reduce Oct 1st to $324,900 but I honestly think It should be $299k

Thank you and yes I think the price is too high as well ,It’s Just complicated coming up with the comps we Did run a syndication but only 2 leads but they didn’t respond so I guess It could be the price But there are homes that have sold for that much In the area similar we have agreed to Reduce the price October 1st …I think my Realtor is having a hard time pricing the house because It’s A 2 story with no basement but It has the same square footage It’s 1800sqft It’s really big Totally Renovated and it sits on 3 parcels 2 Sheds and a 2& half car Garage ! And no the land can’t be spliced

Hi There everyone I’m back🤗 looking for some guidance on how much I should reduce the price on my Listing. Currently It is listed at $335k and we also had an open House and still no Inquiries at all . If there is anyone who can take a look at the property and comps I would appreciate it. The address is 15533 s state South Holland 60473 …especially if you’re from the Chicago area and is familiar with the south suburbs because we are really struggling trying to figure out the comps for this house in this neighborhood . We are all In at $228 k and this next price reduction Is really Important Thank you .

Thanks for the advice but holding till April Is not an option for us we're using a HML so we have to sale this house ASAP ! That's why we're reducing the price October 1st from $335k to $310.900

Lol! Ahhhh! I like that I’m going To use that Description also there Is One large Apple tree and pear tree on the property fully Grown and plenty a fruit !  I’ll add that as well and we will do the virtual staging. We are going to on October 1st re list and drop the price hopefully! With what you advised we get some showings. Thank you and I will keep you posted

Thank you for your Response I appreciate It …. I think there is a problem with the comps like you said a price decrease because of no basement What would you suggest for a price adjustment for no basement & did you look at the property 15533 s state what do you recommend
