(2017) I was working a dead-end job with no idea where I wanted to go with my life. I found the Bigger Pockets podcast and start from episode one. I was immediately hooked and before I knew it made it to episode 300. By this point I knew I couldn't sit on my hands so I decided to reach out to a realtor in Birmingham Alabama to figure out what I should do next. He was an awesome guy we spoke on the phone for quite a while. I told him I had experience in filmmaking and I owned a production company. At that point I was at filming much, maybe a project or two every couple months. Due to my own blunders, I had been burned too many times to rely solely on filmmaking. He offered to introduce me to several people in the industry and in return I offered to shoot him a social media video. The video was received very well and I got good feedback from it!
(2019) By this point I had shot quite a few videos for real estate investors in Birmingham and I met a guy name Matthew who is one of the biggest house flippers in Birmingham (100 flips per year). He expressed interest in doing a weekly show on YouTube. We start shooting in August of 2019 and have shot about 30 episodes so far. Although I hadn't done any real estate deals by this point I was learning a lot from the clients I was servicing. Riding around town with Matthew was like drinking from a fire hydrant. Not only was I learning a lot about the industry, I was able to leave my job and focus on filming full-time.
We decided not to monetize the channel so viewers could watch the content without ads. Matthew loves sharing his knowledge and doesn't want to become a YouTube guru, but instead wants to give something to the community. I would love to hear any feedback you might have. We want to create content that people will enjoy so let me know if there's anything we can improve on.
I know this post isn't about my success in real estate but I thought it would be really cool to share what bigger pockets and real estate has done for me and my family. I also still plan on investing in the near future! Thank you Bigger Pockets for getting me started on this journey!

From what I can tell there's no local meetup for real estate investors in this area, so here we go!
If you're new to investing, a seasoned investor, or an agent we'd love to have you. I hope this will be the first of many meetings going forward, and my hope is that we can build relationships within the investing community here.
This first meeting will be at the Starbucks in Oxford, AL which should be a large enough venue to handle the first turn out. There will be no product pitching or course selling... just a good ole handshake and talkin' get together.

I'm starting to analyze deals around the Mobile, AL area. I'd like some advice on this potential deal. My plan here would be to buy and hold for at least 10 years.
Option 1: I would raise the down payment through private money and plan to offer 6-10% return on that loan.
Option 2: Approach the owners and try to arrange a triple net lease option. (Currently listed with a broker).
I'd like to hear some feedback on this from you experienced folks and if you need to know anything else just ask.
The numbers below are reflecting "Option 1", minus the debt service for the loan on the down payment.

This is the route I'm looking to go as well, but in a large multifamily building. Brandon mentioned a step-up payment method in his book "Investing in Real Estate with No and Low Money". I think the sellers just let him jump in and start earning the profit to pay the down payment as well as the note. Which makes sense to me. If I was selling a property and had to choose between a highly motivated buyer who would pay me monthly to take over everything verses a lengthy conventional sell, I'd possibly choose the MLO... I'm going to follow this thread and hopefully some other folks with more experience will chime in!

Hey everybody!
I've been lurking here for a while, but I think now is the best time to reach out and introduce myself. I'm from south Louisiana originally and my wife is from Anniston. We met in Baton Rouge and soon after moved to Los Angeles. We found out we were going to be parents and decided to move to Anniston to be around family. Our son was born this past Friday the 13th and now more than ever I need to kick it into overdrive!
I'm new to the investing side of things, but I do have extensive knowledge in film production and own a production company. I started filming social media spots for a few realtors in Louisiana and that was probably where my interest in RE grew.
My life long friend, who owns a landscaping company in Louisiana, is partnering up with me and we're looking to buy our first property before the end of 2017 in the Birmingham area. Our focus is to fix and flip but we may also be open to wholesaling if a deal works better that way. We want to leave our options open but also want to find what niche works for us.
If anyone in the Birmingham area has any good deals they need to pass on let me know ;)
I'm really loving this community and the support you all give is an amazing gift.
