yea you need to pay all the arrears to even do a 'subject to' deal. What is the ARV? Do you have the money to bring current carry the mortgage and pay the contractors?

Hey, which part of Jersey? There is a multi-family meetup in Westfield every month.

So... I work as an Acquisitions/Dispositions manager for a small team of real estate investors.  I get paid a % of every deal. So my question is should I as an independent contractor (1099) have the companies marketing expenses deducted from my checks?

Are marketing expenses deductible for the owners of the company?  If so, can I deduct my portion that I lost due to these expenses?

Also, is this normal practice?  It came as a shock to me

This is a great house.  The back yard is has two decks and stairs to a private pool and pool house with a  views of the city. It also has a water fall that needs repairs.   The back yard alone is a huge draw.  Inside there are 3 stories with a finished basement.  5 bedrooms and 4 bathrooms a formal dining room and a study.  It needs some updating or you could go wild.

This could be a great cash flowing rental. This property is well maintained and right next to Route 280 and the Parkway.
