Hi

I like to purchase an umbrella policy for my out of state rental. Wondering do I need to purchase in the state where my rental is located or the state where I live ?

The property is in Alabama and I live in St. Louis. If you recommend anybody, would be greatly appreciated.

I don’t think it would matter but just curious. Thanks

Hello,

I have a newbie question.

When I put down 5% for house hacking property, then move out 1 year later to start another house hack. Does the original house hack have to be refinance as investment mortgage since I don’t live there anymore ?

Hi Chris,

Thanks for reaching out. You are correct about my situation. Perhaps my OP was not clear.

But yes it was 2lb of R410A. The warranty does expire on 10/2020, so I do plan on getting a technician out for a diagnostic. 2 weeks ago, my PM only sent out a technician to refill R410a, he did not even attempt to locate the leak saying it should be minimal considering only 2lbs. The unit is 3 ton 14 seer, so total should have about 10 lbs of refrigerant.

As for the leak, I have no idea where or how bad it is. So hopefully it will be an easy fix. Wish me luck.

So far my first rental property has got me into some shocking surprises. 🤔

Thanks for reaching out. The unit is only 5 years old, so I was a bit shock to find it having issue already.

I will call another HVAC and see if they have a different opinion on repairing it.

Hello

I need some advice on my rental property ac unit. So I just recently purchase my first rental property out of state. The tenant has moved in and the AC started having issue. The technician came out and had to refill the refrigerant.

He added 2 lb referigerant and said it might be a small leak or just evaporated. Not sure how true the evaporated part is ???

Anyway, the unit is still under Amana 5 year warranty and it ends 10/2020. So I called warranty service provider and they said only parts are included with warranty and if it was a leak, the cost of labor is about $1500.

So my questions is to repair it while still under warranty to save maybe few hundreds on part or just replace a new AC unit (~$6000) when it break down again.

Or just keep adding refrigerant for the next few years ?

Thank you all for sharing your stories, always good to know I am not alone.

Update on the situation, so the HVAC still has not reach out to me, I called the PM and they have not heard anything yet. And they said that is a good sign meaning the problem was nothing major otherwise the HVAC would have called already.

I still like to know what happened so I am gonna follow up with them. I don’t like to be in the dark about the situation

If this story escalate, I shall update.
