I am seeking a list of pre-foreclosure listings in the State of Michigan. I have found a few resources but they all come with a desire for my subscription. 

I am hoping the community can save me some time and money and direct me to a vendor previously used with a decent return.

I'm trying to find an estimator tool to help speed the process of estimations. Coordinating with the different contractors to come estimate, bid, approve and so on, just takes up too much time. 

I'm looking to get software that i can input what needs to be done and have it calculate the pricing so i can move along a lot faster.

Anyone have success with this?
