Purchase price: $265,000
Cash invested: $50,000

Estimated $25,000 of sweat equity to leverage my ROI and spring board myself into my next renovation project. Cash flow $470/Month

How did you add value to the deal?

bottom to top fresh paint, light fixtures, hardware, appliances, landscaping, and room accessories. ~$9K in renovation costs. ~30k in value add.

Lessons learned? Challenges?

Youtube is your friend. Interior painting is miserable, Exterior is easy (using a sprayer), I can figure out anything myself a handy man would get hired for. Minimizing your tax burden is key. All about location.
