Thank you for the advice. This is good information. I’ll make sure to have a detailed contract and I like the min/max hours for a job.

Should I expect different work to have different hourly rates? Is it typical to charge one rate for yard work and another for painting?

Also is it common for an hourly worker to purchase materials and be reimbursed or should I just buy the materials myself?

Possibly each person and scenario is unique, I’m just trying to avoid sounding uneducated when I speak with him.

I'm pretty new to all of this. I have had one rental for a while that is handled by a property manager so I've never had to do much about it. I read BRRRR and am wanting to build my portfolio. My tenant just moved out and I wanted a little practice by getting more involved with my current property. My property manager has guys who can fix everything but I'm trying to build my core 4. I found a handy man who seems like he might be good and asked him to make a bid, but he apparently only works by the hour. The book did not prepare me for this. Any advice on hourly repairs. I need paint, a little drywall and yard work done (overgrown bushes and small trees). Thanks in advance.
