Where exactly are you in GJ area? Palisade wine country or more in the city itself? I've looked at a number of fourplex units in Clifton and they'd probably do alright if I was to manage them myself, but that isn't the case right now. 

As for Airbnb, it's an amazing platform and we've used it since 2011, but do you know the demand for your area? AirDNA? Would be nice to know booking % and ADR for your area before you spend a pretty penny on a new mini house!

Hi Joseph,

Breckenridge, Colorado has very few foreclosures, so tax lien may be the better option. Rental income is solid for STR as well as for appreciation. Even during the last downturn prices barely dipped in Breck and Frisco. However, Copper and Keystone, which are resort areas in Summit County, not actual towns, were affected and saw property values drop.

I've been doing STR in Breckenridge for a while myself, along with a few friends who all help cleaning each others places when we leave town. Hey @Conor H.

I just completed an unintentional flip in Breck. My parents wanted to move to Breckenridge for 2 years and were just going to rent. At the same time, there was another unit in our building (Gold Creek) for sale and I convinced them to go 50/50 on it. They lived there while we remodelled, moved walls, redid both bathrooms and the kitchen. Here are the numbers:

Purchase Price June 16, 2016 $293k

Down Payment $60k

Remodel $25k

We planned on buying them out after the 2 years and using it as a STR. They wanted out early, before the second winter and prices had appreciated so much that we couldn't even afford to buy them out!

Sold Oct 2, 2017 $459k

Taking that money to 1031 exchange into another fixer property in Breck.

It can be done!
