@Anthony Thompson Thank you for the quick and knowledgeable response.

Any chance we talk speak offline about lawyers you use during closing and other routes you may find that have worked for you?

In regards to side gigs, I know I could try and get an odd job, but I'd rather get into something real estate related that can help me learn the industry and make me money (even if it's less money than the potential odd job). At this point in my career I value knowledge much more than actual money. Do you have any other real estate related side gigs that may be a better idea than wholesaling?

I'm currently trying to kick start my real estate investment career, and have been evaluating potential rental properties to invest in. Through my evaluations I'm finding cash is my biggest obstacle in order to close on a property.

I'm trying to find "side gigs" to help me make more cash in order to start and build my portfolio. I have been reading up a lot on wholesaling and see that it is a great way to learn about the market and make some cash. I was hoping someone could give me some insight on where to begin my research on wholesaling, and where I can find information on the laws pertaining to wholesaling in Rhode Island.

Would also appreciate anyone who is willing to take the time to share their wholesaling experience within Rhode Island & if anyone has any better ideas for a "side gig" to help me reach my investment goals.

I am just starting out in Real Estate Investing and am looking for some advice.  I currently work for a General Contractor, but my end goal would be owning my own Real Estate Development Company.  Would it be beneficial to work towards getting my real estate license, general contractors license, or any other sort of license and/or certificates that would put me in a better position to succeed.

Also, since I would like to get into development would my best bet be getting into a flip or BRRRR for my first property?

I am really just looking for some guidance on how I can start my journey and hopefully be a successful investor.
