@Neil Henderson I have read about delayed financing but never really understood it. Do all banks offer it?

Hi - I'm a real estate investor looking to branch out into the Columbus, Ohio market. I use the BRRRR strategy. Does anyone have any recommendations for agents, contractors, property managers, etc? I am looking to build a team and would love to find people that have experience working with real estate investors. Also if anyone has neighborhoods I should be checking out please send my way. I bought a property in South Bend, Indiana and will be closing on it July 27. I will start rehabbing it shortly after close and it is expected to take 3 weeks. Every lender I have spoken to requires 6 month seasoning period. I assume the property will look the best for an appraisal right after the rehab is complete but of course I will be renting it out for the 6 months until I refinance. Does anyone have any tips on how to handle the appraisal while a tenant is living in the property. I want to be able to get the best ARV so if that means paying for cleaning and stuff I am willing to do that. Looking for strategies to handle that appraisal while also knowing it might happen in the winter so my landscaping might go unnoticed.

The property i was looking at was taken. I am now interested in a Stringtown property and want to get contractors in there to give me rehab estimates. I am not working with a realtor at the moment but would like to get an investor friendly one on my team. I have been talking with other local investors and wholesalers.

I am looking to build a team in Indianapolis for property I want to BRRRR. Does anyone know any agents they would recommend that also have experience with clients who BRRRR properties?
