Hi everyone,

I'm trying to get started and am wondering if there is anyone out there interested in potentially being a mentor? 

I have been listening to biggerpockets for a while. I read the BRRRR book by David Greene. I have spoken with lenders and have funds available.

Now I am just nervous to do the first deal and it goes sideways.

Any help would be much appreciative.

Is BRRRR possible to do with a condo? Wondering because how much extra value can you really add to it?

To get money from a hard money or short term lender do you need an LLC formed?

I have looked at some through bigger pockets like LendingOne, I believe it was called, and they ask for business information.

Does it make more sense to leave as a single family or convert to a duplex? The reason I am asking this, is it already has a second kitchen in the bottom level. It is a split entry if that makes any difference. 

This deal is about to begin its rehab and I am not quiet sure what the best approach would be here?

Any help would be great because this is currently my second deal that I am working on.
