I guess I've got a lot of learning to do. Who would I talk to about the 203k? I'm assuming RBFCU is an FHA lender, so would I just talk with them? I'm also not sure what you mean by wholesaling back to myself.

Also, how would I get the loan first?  Are you talking pre-approval?  If I am pre-approved, a bank is going to want an appraisal before they lend the money, which pretty much doesn't happen with a typical foreclosure, pre-foreclosure, right?

Thanks Michael. I'm not looking to wholesale. I'm just looking for a primary residence. 

I have been pre-approved by Randolph Brooks, but I'm not sure if they would finance a foreclosure. I know HUDs can be financed traditionally but not sure about other foreclosures. What is the norm here?

Also, is the travis county foreclosure notice website a good source?  Are you familiar with it?

I posted this in the "General Discussion" forum originally before I realized this one existed.

I am a first-time homebuyer in Austin, TX. I am interested in getting creative in this hot market and purchasing a foreclosure as my primary residence. I currently have access to the County "Foreclosure Notice" site. There are literally hundreds of listings for this year. Each listing shows information like address, property titling, but also the original loan paperwork, so I'm able to see the original loan amount. It seems like all of this is pretty valuable information, I'm just not sure what to do next. None of these properties show up as foreclosed on any traditional websites, so I'm guessing most of these are in pre-foreclosure?

I guess this seems too good to be true, but I'm not even sure what to do next. Does anyone have any advice on how to proceed or if I am wasting my time with this?

Post: Foreclosures listed on county website

Hi,

I am looking to buy a house in the next 6-9 months.  I am interested in purchasing a foreclosure to live in and need some help.  I have access to the foreclosure filings from our county's website.  I'm not real sure what to do next though!  I do know there are many more listings here than any other public forum.  It does seem though, many of these are in the pre-foreclosure phase.  

Are there any agencies that are willing to do the dirty work and find out which filings are legit foreclosures and contact the owner?  I don't exactly have the time right now but do think I can find a better deal looking for foreclosures than trying to find a home the typical route.  I'm just not sure how to go about this.    

I know this is a pretty vague description but I would love some guidance and direction in terms of next steps to take.
