Hey @Basit Siddiqi, totally fair critique and question.

I do believe that there is more than enough opportunity in any of these strategies and markets. However, the Austin and SA markets are different from each other in ways that appeal to me individually. Plus, I am familiar with both markets and live in Austin, which is about an hour and a half drive from SA.

Austin can be a difficult market due to competition and high prices. STRs in Austin tend to make more sense from a cash flow perspective. On the other end, I like long term rentals because they are less work and, often, less risk. It is much easier to find cash flowing long term rentals in San Antonio which is what first attracted me to the market.

I’m interested in flipping as an income generator to support future buy and holds and continue to grow our business.

I understand why some people might prefer to stay in one strategy or market but this has just made sense for us so far.

@Andrew Newcomb I agree with everyone about finding better deals off market, however, I don't necessarily write off Zillow/Redfin. I have found that Redfin actually has pretty good search parameters to where you can look for listings that have been sitting a while that fit your buy box, and you can even do keyword searches for things like "as is", "investor", "seller financing", "guest house", etc. depending on what you are looking for. You can then set it up to where they email you when a house comes on the market that meets your criteria (let's say a multifamily house in a specific zip code that has been sitting for 90+ days) so that you aren't spending a lot of time looking through listings that aren't going to get you anywhere. From there, I try to figure out why this house isn't selling, and if I'm still interested I'll make an offer at a price that works at my numbers.

Other than that, yes I think it is a great idea to dig deeper into more creative methods of finding deals - wholesalers, direct mail, door knocking, networking, etc. I'm currently placing a big emphasis here as I look to grow.

As far as evaluating deals once you find one you're interested in, I think you get better and quicker the more you analyze. Especially using a calculator like the one here on BP.

@Luca Perinuzzi I went through this a few months back in two separate markets. I interviewed several agents and actually found both agents that I ended up going with on the BP agent finder, so that is worth checking out.

Here are the questions I prepared before the calls:

Do you invest in real estate yourself?

Do you exclusively work with investors?

What sets you apart from other real estate agents who work with investors?

Do you have a team?

How do you find your deals? On market, off market?

What is your take on the Austin/San Antonio markets?

How long have you been working in this market?

How many deals have you closed?

Can you help me find new contractors/lenders/property managers/etc.?

How do you prefer to communicate?

Explain our situation. Tell them about our 1-5 year goals.

If you were in our shoes, what strategy would you deploy?

What are other investors in our market doing right now?

Hi everyone, I've been on here a while but this is my first post.

I'm looking to scale my real estate business after recently moving into investing full time. Most of my experience is in long term and short term rentals, but I will be getting into fix and flips here shortly. I'm currently renovating an Airbnb in Austin, as well as, a main property with a guest house for two long term rentals in San Antonio.

The point of my post is that I would love to meet some additional folks working in and around real estate investing in Austin and/or San Antonio. I have been going to a few meet ups in Austin, and will continue to do so, but I'm looking to make additional in person connections with like minded people. Investors, wholesalers, flippers, contractors, property managers, etc - no expectations or asks, I'd like to buy you lunch, or coffee, or a drink, and talk real estate.
