Hi! I was previously a property manager in Valdosta, GA for 3 years at Mercer Hughes Real Estate Group.  I am now a real estate agent for Mercer Hughes.  I strived to listen to the tenants and accommodate them when the request was within reason.  When It came to placing tenants and deciding what to repair and what no to repair, I put myself in the owner's shoes.  If it maximized the profitability of the property for the owner, I would suggest we make the repairs.  If it had a net zero effect, I would recommend not making the repair.  On the tenant screening, we had a set of rental criteria that each tenant had to meet in order to qualify for each property.  If the applicants did not meet the criteria, the owner was notified and was able to approve or decline.  @Patrick Capriola in the future if you are looking for a management company that has your best interests in mind, please reach out to Mercer Hughes Real Estate Group.  The property manager's name is Josie Lance.
