I really like the idea!! Smart market to target, if the zoning allows for it it seems great. The multiple foundations and sewage set up mAy be more costly than one bigger, individual place however, but if the multiple rents cover that long term then you should have no problems.

I really, really appreciate all of this feedback and it has been such a help!!!! My market is mainly made up of vinyl siding homes from the 60s, i had the bright or maybe not so bright idea to brick the front of a flip in my area to outdo the comps that are only vinyl.. this is if the preexisting foundation allowed for it... Is it worth it? Too costly? Id love to hear what you guys have to say, and one day when im more knowledgeable i will surely help those around me like all the great people at BP have!

Hey, i have heard sooo much talk about flips and formulas and contractors but not as much about where i should put my money in a flip, kitchens gotta be a big one, any tips or focal points where i should be spending money to maximize flip profits?? Thanks

Hey, just wanted to know if anyone in Montreal,Canada had any good/bad experiences with banks and or lending firms.. looking for places that are pro-investor and understand that my other mortgages are not necessarily my debt as i have tenants who cover the payments. At 3 units and im already running into walls

There seem to be many promising areas just oustide the quebec border in ontario that cash flow better than most in montreal, and there is less of an issue with language barrier for contractors and such if this is a problem for some

I know this is the circumstantial question, but is it cheaper to build on an empty plot of land, or demolish a pre-existing and use the sewage, water and electrical lines that were already there?
