We house hacked recently in Rochester, MN and I think a lot of it comes down to what your ideal monthly payment & maximum monthly payment goals/budget are. There are maximum loan limits in place for multifamily so you wouldn’t be able to exceed those guidelines unless you put more money down.

I think the partner should probably charge the hypothetical "Dr. S" slightly below Rochester comps with a step-up lease structure. The partner has more leverage with an established location.

I'm helping a client close on a townhome in Rochester October 1st that is from Seattle. She's buying in Rochester because she was priced out of the Seattle market. Mayo Clinic is projected to double their workforce by 2030 so purchasing an investment property in Rochester would be a great investment. Matt I'd be willing to connect if you would like. I just closed on my 2nd investment property in the last 9 months in Rochester. I've got some insight into your questions:

1. Buying a home under market value is the first obvious strategy - usually that means finding one off-market

2. I look for high ROI value adds like you mentioned (adding beds/baths, unfinished basements, converting garage space).

3. The Rochester, MN market is in a position to experience tremendous population growth over the next 2 decades. Worst case scenario is you rent the home out after you leave in 3 years and you have an income producing property.
