Thank you for the quick responses! It looks like I’m going to buy it. $100 Cashflow while I’m living in it for a year. After that, it’ll jump up to $875 (full occupied).
I analyzed it both ways and it looks like I’ll be cash flowing $100 a month while I’m living in it for a year. After that year, I can move in a tenant and Cashflow $825/month. Thank you everyone for your responses!

Hey Everyone!

I'm looking at house hacking a 4-plex. I'm going to live in one unit and rent out the other 3 with my VA Loan. Should I analyze the property at 75% or 100% occupancy due to me living in one unit? If 75%, what's a good rule of thumb for cash flow?

Hey everyone! I just wanted to take a moment to introduce myself! I’m new to the Bigger Pockets community and I look forward to meeting and working with all of you! A little about me: I’m currently in the US Air Force and live in Valdosta, Georgia. I’ll be retiring within the next month and moving to northern Michigan!
