Thanks all for the helpful input! I've been away for the past week or so and just had the chance to check on this post - and I'm blow away!

@Michael Facchini I'm looking for B class neighborhoods. I'd love a duplex, but know these aren't too prevalent in Indy and (I could be wrong here) are typically not in the best areas. So, it seems like a single family home is the likely route. Looking for a 3 bed / 1 or 1.5 bath and around 1200 sq. ft. If I've been looking in the right areas it looks like these will be around $100k - $120k? Let me know if that rule of thumb is somewhat accurate. What areas have the strongest B class tenant base? Some pockets in Lawrence are appealing to me (although I know there are some rough areas), but one of my biggest concerns is vacancy.

Hi everyone!

First-time poster, but long-time lurker here on BP. My name is Jake Goldman and I am currently a resident of Chicago, IL – where I work as a consultant for a large firm.

I am looking to begin investing in the Indianapolis area with a SFH with traditional financing, etc. Frankly, I am looking for a base hit (I know the homeruns will come eventually) to begin with and get some real-world experience under my belt. Beyond the first few properties, I would like to invest more aggressively in larger properties and alternative financing.

I have been researching real estate for the past 2 years and feel like it is finally time to put my plans into action. I am planning to acquire my first property within the next 6 or so months. I know the first one will be the most difficult, and it can certainly feel overwhelming at times with the length of my to-do list.

Currently, I am working towards narrowing down a neighborhood in Indianapolis and looking for a CPA, Attorney, Property Manager, Realtor, etc. Most times, the number of questions outweighs the answers.

For those of you have overcome this “analysis paralysis”, where do you start? How much did you plan beforehand vs. how much did you just figure out along the way? Either way, I'm excited to start this journey!
